My plan is to have a debt of only about $30k within three-five years and a house that is fully finished. So far my plans are on track but nothing is guaranteed except death and taxes. But if my plan works then it will be great to be pretty much home loan debt by then. That's my goal anyway.

You need to change employers frequently if you’re chasing 10-20% increases per year. Gone are the days that loyalty is rewarded.

Hell, been loyal just gets you shat on more often these days because they know you'll not move on so they just pile on the work for no extra pay.

No you didn’t. YOU have to meet the serviceability requirements with the bank. Rental income is factored into it but it’s more complicated than that.

But without those renters you also wouldn't have any of those properties you do have and if all your renters left tomorrow you'd probably be in a financial poo very quickly unless you could replace all said renters.

Sure, you need capital to get into those assets but you need someone to help service those loans. No way in hell you'd service them on your own income alone.

He's learnt a hard lesson. Rents are tied to what the market value/what the market will bear not how much you need to not have to put your own money in also.
